When I tune an open string correctly, the 12th fret will be flat and then at the 24th fret, it'll be sharp! I checked the relief of the neck, and the neck is virtually perfectly flat, so excessive relief isn't the problem. I don't know what to do! I'll just get more out of tune if I try to fix it! SOMEONE HELP ME!

tune it at the 12th.

perhaps the 24th fret is a little raised.

all guitars need a little fret work.
